CMC Maintenance Technician

MAINTENANCE TECHNICIAN POSITION 

The  Maintenance Technician, under the direction of the Property Manager and Maintenance Supervisor, is responsible for ensuring the efficient, safe, and cost-effective maintenance of the community’s physical condition and appearance. The Maintenance Technician will handle repairs, preventative maintenance, upkeep, and inventory for the grounds, common areas, amenities, apartments, and buildings. This role requires proficiency in the safe use of hand tools and small power tools, as well as a commitment to following all safety protocols, including OSHA guidelines.

Key Responsibilities:

Operational Management:

o Perform routine maintenance and repairs for the community's buildings, grounds, common areas, and amenities, ensuring they remain safe, clean, and in excellent condition.

o Establish and implement a preventative maintenance program, including routine tasks such as changing air conditioning filters and servicing golf carts.

o Monitor, operate, and maintain compactors or dumpsters to ensure efficient waste management. o Oversee the upkeep of the pool and deck area, including maintaining pool logs, chemical logs, and mold logs to ensure safety and cleanliness.

Staff Supervision:

o Maintain cleanliness and organization in the maintenance shop, ensuring it is well-stocked with necessary supplies.

o Maintain an up-to-date inventory of maintenance parts and supplies, ensuring availability of essential tools and equipment.

o Assist the Property Maintenance Supervisor with the upkeep of the pool and deck area.

o Maintain positive relationships with residents, ensuring prompt communication regarding maintenance requests and informing the Property Manager and Maintenance Supervisor of any potential or existing issues.

Development:

o Assist in preparing vacant units for new residents by performing necessary repairs, cleaning, and ensuring that units are fully ready for move-in.

o Perform minor electrical and plumbing repairs as needed, ensuring proper functionality of systems to enhance unit appeal and resident satisfaction.

o Install and repair appliances such as water heaters, stoves, refrigerators, microwaves, dishwashers, washers, dryers, and disposals to maintain unit quality.

o Repair water heaters.

Property Inspections and Maintenance:

o Complete service requests within 24 hours, unless parts are ordered, and leave a copy of the maintenance ticket in both the resident’s apartment and the office.

o Perform repairs identified during monthly grounds inspections, ensuring facilities are in optimal condition.

o Ensure the cleanliness and functionality of all amenity areas, including tennis courts, racquetball courts, playgrounds, basketball courts, and fitness centers.

o Install and repair fixtures, including mini blinds, ceiling fans, and rekeying locks as part of the maintenance process.

Additional Responsibilities:

o Ensure the carwash area is clean and well-maintained, including weekly removal of money from the car vac and cleaning filters.

o Change door locks on vacant units as part of the turnover process to maintain security standards. This position requires a proactive, organized, and responsive individual who is dedicated to maintaining the community’s property and enhancing the resident experience.

Job Requirements:

o Must complete the pre-placement medical disposition.

o Physical ability to withstand temperatures between 15- and 100-degrees Fahrenheit.

o Ability to walk long distances, stand for extended periods, bend, lift, and carry up to 60 lbs. o

 Must possess general knowledge of appliances, plumbing, and electrical systems.

o EPA certification highly recommended

o Proficient in the safe use of powered hand tools.

o Knowledgeable in safety procedures, including OSHA standards.

o Must complete a maintenance technician quiz to demonstrate technical knowledge and competency. o Use of personal vehicle required; mileage will be reimbursed.

o Candidates selected for employment will be required to undergo a drug screening as part of the hiring process.
