 Job Description:

As an on-site multi-family Property Manager at The Hammocks Off Newberry Apartments, you will be responsible for ensuring the efficient operation, maintenance, and financial performance of the properties under their management. The Property Manager will report directly to the Regional Manager and is expected to make bookkeeping, teamwork and customer service top priorities.

Responsibilities:

  • Manage all aspects of the day-to-day operations of single-family residential properties, including leasing, maintenance, tenant relations, and financial management.
  • Develop and maintain strong relationships with tenants, vendors, and contractors to ensure high levels of tenant satisfaction and retention.
  • Coordinate and oversee property maintenance and repairs, including regular inspections and preventative maintenance programs.
  • Advertise and market vacant properties to attract qualified tenants, conduct property showings, and screen rental applications.
  • Negotiate and administer lease agreements, ensuring compliance with all terms and conditions.
  • Collect rent payments, security deposits, and other fees in a timely manner, and handle delinquencies and evictions as necessary.
  • Prepare and manage property budgets, financial reports, and forecasts to achieve revenue and expense targets.
  • Monitor market trends and competition to optimize rental rates and occupancy levels.
  • Implement and enforce property policies and procedures to maintain a safe and secure environment for tenants and visitors.
  • Provide timely and effective communication to property owners regarding property performance, issues, and strategic recommendations.

Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, Finance, or related field (preferred).
  • Minimum of 3-5 years of experience in residential property management.
  • Strong understanding of residential real estate operations, leasing, and financial analysis.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to multitask, prioritize workload, and meet deadlines in a fast-paced environment.
  • Detail-oriented with strong analytical and problem-solving abilities.
  • Certified Property Manager (CPM) designation (preferred).

Job Type: Full-time

 Salary: $47,000 - $55,000 annually (based upon experience)
