During the past three years, built-for-rent (BFR) homes have seen a significant increase. According to the National Association of Realtors, there were 60,000 BFR units started in 2021 and 90,000 units in 2024, citing Census Bureau data.

BFR units are also a larger share of the market, 5% of all starts in 2021; 10% of all starts in 2023; and 9% in 2024. However, in the Northeast, BFR accounts for 13% of all single-family housing starts. The South, Midwest and West all saw increases but remain under 10% of the share.

According to a new study from Point2Homes, more than 110,000 single-family rentals are currently under construction at more than 610 communities.
